A fire risk assessment is the formal review of a building required of all non-domestic premises in England and Wales under the Regulatory Reform (Fire Safety) Order 2005 (as strengthened by the Fire Safety Act 2021, the Fire Safety (England) Regulations 2022 and the Building Safety Act 2022). In practice, it is a methodical examination of the building: who is in it, what could start a fire, what could feed a fire, how people get out, how a fire is detected and warned about, and how all of this is managed day to day. It identifies risk, ranks it, and recommends what to do about it.

Yes. Under the Fire Safety Order, the responsible person is the individual or organisation with control of the premises. Failure to comply can result in unlimited fines and, in the most serious cases, imprisonment of up to two years. The duty is not delegable. A competent fire risk assessment provides the responsible person with the evidence that the duty is being taken seriously.

Regularly, and following any material change to the building, its use, occupancy, refurbishment or operation. There is no fixed legal interval, but most well-managed premises review every twelve to twenty-four months. A fire risk assessment is a live document, not a permanent certificate.

Yes. A verbal opinion from a friend, colleague or even a serving fire officer is not a legal fire risk assessment under the Fire Safety Order. If the same friend were asked to put their opinion in writing, they would not. The assessment has to be carried out by a suitably competent person and documented properly.

Possibly. If nothing material has changed (the building, its use, occupancy, or fire safety arrangements) a review may suffice. If anything has changed, a new assessment is required. The legal duty is to ensure the assessment is current, not simply that one was once carried out.

Site visits range from one hour for a small office to several days for a heritage estate, food production site or large public venue. The expected duration is confirmed at the quote stage.

Yes. The responsible person or a delegated representative is expected to accompany the assessor throughout. The walkround is the assessment, and it is more accurate, more useful and more defensible when the person who knows the building is present. During the walkround, the assessor will also actively prompt for any fire safety concerns the responsible person would like to raise. Many surface issues they had not realised were worth mentioning.

Each client receives their own login for our easy to use portal. The dashboard shows the full report, action plan and risk rating matrix, with a visual indicator showing outstanding and completed actions. The report can be downloaded as a PDF, actions signed off as remedial work is completed, and supporting evidence uploaded directly. The portal remains live for twelve months from the date of issue.
